Hi friends, family and my blog circle of friends!

I would like to take this moment to re-introduce myself to you. You may remember me from my tenure as President of DCSocialInsider.com or perhaps as Partner/Editor-in-Chief at DCity Magazine, both based in the Washington DC area. 

It's been a few years and I felt like I should re-connect with my friends because I feel it's been too long. So, I moved to the North Tampa area about a year and a half ago (Sunshine, Gulf of Mexico, and HORSES ON THE BEACH!), obtained my real estate license and found a fantastic team of motivated and knowledgeable agents to work with - the Josh Hanoud Team at Tropic Shores Realty


Things are going great and I couldn't be happier.As of late, I've been working with some old friends from Washington DC area - including John McDermott, General Counsel, National Apartment Association, located in Arlington Virginia - on his first major income property purchase which we just finalized last June and we're working on several others over the next few months!I did recently visit DC at the end of October/early November and got a chance to visit a friends -  with a stop into Cafe Milano, of course. 

I've been outside the Greater Tampa Bay area for a little while now helping friends with income producing properties, commercial spaces, vacation homes and primary residences. I work really hard for my clients and pride myself on not only delivering world-class service but also the actual RESULTS (the house you want, at the best price possible). In fact, as mentioned previously, John is currently working with me on his second multi-family purchase, and my last buyer who closed just a few days ago, on November 26th, realized 20% in instant equity based on the deal I helped them to negotiate.

John's targeted acquisition property was listed at $790,000 with a 6.76%, the cap rate, after negotiating the sale price down to $745,000, the new cap rate raised to 7.16%. Additionally, we negotiated all seller repairs and the property appraised above sale price. With a slight increase in rent, John added even more to his bottom line.

The Tampa real estate market is ranked among the top 20 US housing markets for real estate investing in 2018 according to the annual study of the PWC.Worth over $130 billion, the local economy is supported by the presence of Fortune 500 companies such as Publix Super Markets Inc., Jabil Circuit Inc., and WellCare Health Plans, Inc in addition to 19 other companies with headquarters in Tampa that make an annual revenue of over $1 million. 

Tampa also has a lower unemployment rate (3.1%) lower than the State of Florida (3.6%) but also the entire nation (4.1%). Job growth is at an average of 2.1% a year, with jobs being created in healthcare, financial industries, and high tech.According to Realtor.com, Tampa housing inventory development is predicted to increase by 20%. Combating the investment property shortage in the Tampa real estate market will allow real estate investors buying an investment property to have not only a greater variety in rental properties but also more leverage for negotiating house prices. This makes it a great time for buying an investment property in the Tampa real estate market.Perhaps the median house price somewhat supports this: Median House Price: $223,250, surrounding areas are priced even lower.Real estate investors can find affordable real estate investments in this housing market, while they make a great return on investment.
